Mine Peza Residence is one of Nova Construction latest projects that will be built in one of Tirana’s most strategic and important locations (Mine Peza). This object will main residential space, as well as different services such as an underground shopping center. We have aimed to construct a project that will add missing solutions to this area, additionally improving the urban-architectural outlook.

The site surroundings: North-East of the site faces the main street of “Mine Peza”. North-West of site faces and connects with the secondary street that leads you into the rest of the neighborhood. South-West and South-East of the site face pedestrian passages and systemized green spaces.

The main street of “Mine Peza” (North-West) connects the site to the main square of Tirana in a straight walking/driving direction (7 minute walking distance / 500m).

On this project, we have collaborated with the distinguished Italian Architectural studio; Archea Associati. They have successfully bought visions into life and achieved prominent overlooks to the areas where they have operated.

The design concept of the object consists of continuous balconies formed in a perimeter shape. Whereas, in the center of the object there is a courtyard that is also surrounded by continuous balconies.

The object maintains functions such as three floors underground parking. The ground floor consists of a shopping center.

Residential floors consist of 12 apartment typologies, whereas the balconies form a continuous dynamic facade.

With a variety of different functional typologies, Mine Peza Residence offers spaces with high quality construction which guarantee living with maximum standards.

Tirana Garden Building

Garden building is located in central Tirana, inside the main ring road that loops around the city. The object sits on the street of “Kavajes”, nearby “21 Dhjetori”.

On this project, we have collaborated with the distinguished Italian Architectural studio; Archea Associati. They have successfully bought visions into life and achieved prominent overlooks to the areas where they have operated. The design proposal brings a contemporary look to the urban area, however maintains the nature characteristics that this area already withholds – including a green facade on the object. The precedence behind this concept is Balinese gardens (1 of 7 world wonders). This will bring an enchanted and magical atmosphere where the object where will be constructed and placed.

The formative idea of the object is the construction of two twin towers but consisting of different heights – joined together by two floors of different services such as shops and offices. The whole volume of the object is wrapped with a green grid that unifies the overall image, hides functional changes and facilitates the appearance of the built structure.

Moreover, the green grid improves living standards within the area as it preserves an ecological approach architecturally. Green walls and facades can reduce heat gain in summer by directly shading the building surface. Green roofs reduce heat transfer through the roof and ambient temperatures on the roof surface, improving the performance of heating, ventilation and air conditioning (HVAC) systems. Furthermore, the change of different plants according to each season means that the facade is forever changing and bringing a dynamic and effective experience in the city of Tirana.

The object maintains 2,4,16 and 24 floors. The ground and first floor are for service purposes such as; shops and offices. The rest of the floors are residential. Underground floors will be used to carpark, both public and private.

Jordan Misja Residence

Jordan Misja Residence is located North of Tirana. Currently, in the western angle of the site there is a private villa, whereas the rest of the site is occupied by a two-story industrial building.

The concept idea behind the object is to establish a rectangular volume that harmonizes along the main street. The object maintains seven floors above ground and one floor underground that will act as parking. The ground maintains multiple services such as shops and offices. The rest of the six floors are residential, where a system of hood lined with graffito plaster will be used.

Exterior doors and windows are built of aluminum frames and consist of the same colour as the whole object. The design style of the object withholds an overall contemporary outlook.

Tirana Entry is located along the road of “29 Nentori”, near one of Tirana’s shopping center’s Casa Italia. The site for the construction of these facilities has been made available by the investor of “NOVA CONSTRUCTION 2012”. The aim of this initiative project is the realization of a complex with residential buildings and services including shops and hotel, delivered in high and modern standards.
